Trash Collection – Updated Terms of Service

Hello neighbors,

Please read the Updated Terms of Service from the Fairfax County Solid Waste Management Program (SWMP). Most importantly from the updated terms is SWMP will only collect materials that have been set out curbside in a County-issued cart (i.e., no loose materials in piles or stacked next to the cart).

As you are probably well aware, we have a number of dumping issues and while the HOA board has done everything in its power to prevent this (e.g. adding new signage in the neighborhood, ordering bulk trash container), it’s still an issue although it has improved to some degree. Reminder that each household is allowed up to 5 bulk pickups each year – click here for more info. We encourage everyone to follow the rules and keep your neighbors accountable so we can keep our neighborhood clean!

111 Votes Received, 67 Still Needed!!

Thank you all for attending Saturday’s special meeting about the needed increase in cluster dues, or for sending in your proxy.

Just over 1/2 of all cluster members have voted so far, with most voting in favor of the $20 monthly increase. As you know, 2/3’s of us must vote in favor of the increase in order for it to pass. Per the cluster’s legal counsel, because the board’s Declaration expressly allows for votes to be collected outside of these meeting, all votes and proxy’s are valid for the next eleven months.  Since the special meeting did not generate enough votes, the Association can and will continue collecting the ballots of our neighbors who have not yet let their voices be heard.

With your help, the board intends to have collected the majority of ballots needed before our next community meeting in October.
Please speak with your neighbors about the issues our cluster faces, and continue the express to them the importance of exercising their right to be a part of the solution.  


The Board will be happy to answer any questions you have, and we are working on making Saturday’s PowerPoint presentation available on our website for everyone to review.

Parking Lot Striping

Please be advised that Battlefield Towing will have the parking lots re-striped on yellow curbs repainted on the week of June 3, 2019. Weather permitting, the striping will begin at 9:00am and end no later than 4:00pm on Monday June 3, 2019 in Section A (2300-2446), and resume on Tuesday June 4, 2019 in Section B (2200-2258). Please refer to the map on the back side of the memo. VEHICLES MUST BE RELOCATED BY 8:30AM, otherwise, at the homeowner’s expense, your vehicle will be relocated onto Southlakes Drive and billed to your account in the amount of $55.00 per vehicle.

**Please note that if it should rain on the dates referenced above, the rain date will be Wednesday, June 5th and Thursday June 6th**

Upcoming tree removals

As you may or may not be aware, there are several dead trees within the community which will need to be removed as they are safety concerns. Especially with all the heavy wind/rainstorms lately, we want to insure everyone’s safety as well as personal properties in the event they continue to shed large branches and possibly even fall.

The following trees have been tagged for removal:

  • Behind 2368-70: 2 Dead Oak trees (marked) cut near grade.
  • Behind 2392 Next to Play Area: 2 Dead Oak trees (marked) cut
    near grade.
  • Right of 2300: 1 Mostly dead Willow Oak cut near grade.
  • Left of 2258: 1 Dead Oak tree cut near grade.
  • Right of 2244: 1 Dead Oak cut near grade.
  • Left of 2237 Along Pathway: 1 Dead Oak cut near grade.
  • Right of 2359: 1 Dead Pine tree cut near grade.
  • Front of Property Behind Sign: 1 Dead Oak cut near grade.
  • Behind 2421 Along Pathway: 1 Dead Oak tree cut near grade.

The Board of Directors will be submitting a Reston Design Review Board (DRB) application to remove the trees, and this will require homeowner approval if the tree is directly next to your home.
